Tailor to Your Needs and Budget
Whether you simply purchase the plans and take it from there or want to customize the design to meet your specific needs, we’re here to assist. Available Design service options include:
JUST PLANS
For a flat fee, we’ll provide stock construction documents, outline material specifications and wine processing equipment lists necessary to fully scope and construct a wine production facility of 2,500, 5,000 or 10,000 cases. In locations where planning and building permits are not required, this package allows you to be construction-ready almost immediately.
BUILDING PERMIT DOCUMENTS
In many locations, review of the documents by licensed professionals is necessary to secure construction permits. We will provide wet-signed, submittal-ready sets of plans and address any related plan-check comments that arise from the local Building Departments. Please note that additional design drawings and/or engineering documents (ie. site geotechnical reports, civil, storm water and site utilities, etc.) may also be required by the local jurisdiction to obtain construction permits.
CUSTOMIZED PACKAGE
If you’d prefer assistance with site planning, adapting winery plans to meet specific production needs, or an experienced set of eyes to assist during construction, our team can also provide these services. We offer a vast network of specialists to assist with every consulting need. A full list of services offered and a typical fee range for consulting under “normal” circumstances can be provided upon request.
Additional Benefits
As part of our package, we also provide a project specific spreadsheet to assist you in anticipating hard and soft development costs that will likely be incurred during the project. Outlining the major construction cost categories and their typical percentage of the total cost, this document provides an excellent starting point for developing cash flow projections and discussing costs in detail with your contractor and equipment suppliers.
First Press Winery vs. Prefabricated Metal Building
First Press includes commonly missing items and costs not typically included with a prefab metal building. For example, a metal building base cost does not usually include coordination of the building and tank foundations with floor/trench drains, pump stations or refrigeration lines. Additionally, design or engineering of a building’s structural foundations are not typically included, or costs associated with engineering each of the winery systems to meet your production needs. All of these elements are included and coordinated with First Press Winery.
